Estimate to perform rebuild on the three handle shower valve in the master bathroom and hallway bathroom. Water is leaking from behind handles when in use. Causing leak in garage. Price Pfister brand. 7/23/24. James I installed new hot and cold stems in both shower valves And attempted to replace the diverters but they were not the correct diverters I replaced the flush seal the the master bathroom toilet Everything I was able to replace I tested with no issues Job not completed Need to order the correct diverter stems and reschedule to replace them I’d also recommend to replace the master bathroom toilet because it is 40 years old and is going to continue to have issues The tenants are need a letter for the water company to adjust the bill 7/24/24. Out today 7/14/24 Trevor J. Annual Home Inspection Customer/ tenant also stated they received a high water bill. While performing home inspection I found that the older Mansfield toilet in the master bathroom is running. Due to worn out tank components I recommend replacement of this toilet but it can also be rebuilt. The three handle shower valve in the master bathroom is also leaking from behind the handles when in use, which is causing a leak into the garage below. Hallway bathroom shower has the same issue with water pouring from behind handle. I recommend rebuilding these price Pfister shower valves or replacing with new single handle valves and a remodel plate. Faucet in the hallway bathroom is dripping continuously. Unable to locate exterior sewer clean out. Job Notes: Inspection complete, estimates built accordingly to issues found. Job Status: Complete. Estimates: Good to send.
CUSTOMER STATED: they had a leaking garbage disposal. TECHNICIAN NOTES: called out today to look at a leaking garbage disposal. While on site I found the garbage disposal in the kitchen leaking from the bottom of the unit. The unit is locate in the kitchen and is a badger 1 insinkerator. RESOLUTION/RECOMMENDATIONS: replace the badger 1 garbage disposal with the same model insinkerator. Once disposal was replaced I turned water on and tested to find no further leaks or drips. Called out today due to the heater leaking from the bottom Give customer price to replace the heater with a new one and gave hi, the option to replace it under warranty Customer declined at this time Is customer wants to reschedule? Customer stated: they wanted the annual plumbing inspection. Tech notes: called out today to perform an annual plumbing inspection. While on site 8 found majority of the home had been renovated and updated. I checked every fixture and faucet to find everything functioning properly with no leaks or drips. The only thing concerning is the age of the water heater. Resolution: complete plumbing inspection no issues. Job status: complete.
CUSTOMER STATED: customer stated: they had a leaking toilet and tub spot. TECHNICIAN NOTES: tech notes: while on site I found the upstairs hall bathroom has a leaking toilet from the tank to bowl bolts and tank to bowl gasket. The tub is leaking from the spout due to a failed cartridge from high water pressure. Home owner does not have a PRV and has water pressure of 120psi. RESOLUTION/RECOMMENDATIONS: I recommend installing a new whole home shut off valve and prv. Due to home owner having a failed gate valve that spins completely as a whole home shut off valve and home does not have prv. Home warranty approved for me to repair the toilet in the bathroom. While making the repair I was unable to to eve one of the tank to bowl bolts due to how corrroded it was. The bolt that I could not remove is preventing me from making the repair. This is causing the toilet to be non repairable. The only way to repair the toilet is by replacing it. Home warranty does not approve of excessiv
CUSTOMER STATED: They saw brown spots in the ceiling, and thought there could be a leak. TECHNICIAN NOTES: Upon inspection I found that there were multiple brown spots in the main level powder bathroom ceiling, and above it was a full guest bathroom. I let the h/o know I would have to cut into the drywall to further diagnose if/where leak is coming from. After cutting into the drywall I found that there was a leak coming from the outside foundation of the tub whenever water was poured around the outside of tub. I let the h/o know this is a sealant issue, and there is nothing plumbing related I can fix. RESOLUTION/RECOMMENDATIONS: The h/o will need to contact a different technician for the sealant issue through AHS warranty. JOB NOTES:**Please bill out to AHS warranty for todays visit** JOB STATUS: Complete PARTS: N/A AUTHO: 115RTAA ESTIMATES: N/A
Service estimate to replace section of leaking water service line and irrigation up to the ball valve with an included hcc membership Customer stated there is a leak in the front yard water department said it was an old irrigation line Found in an irrigation box onto the right of the water meter there was a ball valve that was rusted. Managed to turn off ball valve and it shut the entire water system the house. Water service line leaking from flow control just past the box. Cut out section and replaced with PEX. Job is completed.
