**ANNUAL WHOLE HOME PLUMBING INSPECTION** Tech Notes: Upon inspection I found that this is a 8 year old home, and everything is in great condition. I was unable to find any plumbing/mechanical failures for any plumbing through out the home for todays visit. Resolution: There are no plumbing related issues that need to be addressed for today inspection visit. Job Notes:**This is a HCC member, and there are no charges for todays visit** Job Status: Complete
**ANNUAL WHOLE HOME PLUMBING INSPECTION** Tech Notes: Upon inspection I found that mostly everything through out the home is up to code, in good condition, and functioning properly. I did notice that the two toilets located in the upstairs master bathroom, and main level powder bathroom were in need of either a rebuild or replacement. I also found that the thermal expansion tank for the water heater has failed, and is full of water. I presented options to have all three of these items either repaired or replaced, and the h/o elected to discuss further with husband before making any further decisions. Recommendations: I would recommend either rebuilding or replacing the two toilets located in the powder, and master bathroom of home along with having the thermal expansion tank replaced as well to help fix/prevent any future plumbing issues. **ANNUAL WATER HEATER FLUSH** Tech Notes: Upon inspection this is a rheem 50 gallon natural gas water heater located in the basement of home, and is 9 years of age which is outside of manufacture warranty. I let the h/o know bc this tank is no longer under manufacturer warranty I will be unable to perform the annual flush for todays visit. Resolution: I am unable to perform flush for todays visit. Technician flushed out customers, water heater as part of home care club membership.
Customer had a broken delta cartridge in the upstairs guest bathroom due to age and a bad flapper in the mid-level toilet, causing the toilet to consistently run. Technician replace both Delta cartridge and flapper to resolve the issue today.
Technician notes: customer wants estimate on multiple plumbing items. Job status: not complete
Preformed annual inspection it is a 5 bath house customer Is interested in replacing 4 toilets, two kitchen sinks and faucets replaced in the main level kitchen, customer currently has two 50 gallon electric water heaters and would like an estimate to switch to tankless. There is natural gas supplied to the home. No mechanical failures were found during this visit. Job status: not complete.
Technician notes: was unable to preform flush due to both water heaters being outside of manufacture warranty. There are 2 50 gallon natural gas water heater located in the basement. One is a AO Smith and is 9 years old and the second one is a Rheem that is 6 and a half years old. Water heaters are in good condition and are up to code. This is a complimentary estimate for My Georgia Plumber to provide and install a tankless water heater. This estimate includes basic code requirements and standard allotment for gas and venting requirements. We will install the new unit and haul away the old water heater for disposal. Note - this estimate is built virtually and will need to reviewed with the service technician on site to verify it captures the full scope of work required to install the tankless heater. The technician will review and inform the customer of any needed adjustments prior to starting the work Technician notes: removed existing tank style water heater an installed MGP supplied Rinnai sensi rx. Ran new hot and cold water lines to unit, new gas line with shut off, new condensate line and new venting to exterior of house. Turned power on to unit and completed set. CM 04/18/2024 Customer stated: they wanted their whole home inspection. Tech notes: called out today to perform a whole home plumbing inspection. While on site I started with the kitchen and worked my way around all the bathrooms to find everything functions properly as should. Resolution: completed whole home plumbing inspection. Tested all fixtures to find everything functioning properly as should. Job status: complete Job notes: could not locate clean out.
