Customer States: Noticing a leak coming from the attic into the master bedroom ceiling. Has noticed for 3 or 4 months now. Technician Notes: There is no plumbing in this direct area of the home/ attic being this close to the wall. There is a sewer vent that in near, but unlikely to leak and the leak would be more concentrated in another area. No issue with HVAC found, I believe this is a roof leak/ roof issue. Resolution: Unable to resolve this issue. Told customer to contact roofing company. Job Notes: Completed safety inspection. Home is 4 years old. Job Status: Complete. Estimates: No additional needed.

Customer Stated: They had a back up issue with their sump pump, and the washing machine along with the sink were no longer draining properly. Tech Notes: Upon inspection I found that this pump is located in the basement of home underneath the lavatory sink in the utility room, and upon arrival is full with water/backed up. I was able to plug in the pump, and could hear it running, but no water was draining from lav sink. I also noticed the pump was leaking internally as well which indicates it’s gonna have to be replaced. I also found a 1” check valve installed, and let the h/o know this valve could be bad as well. The h/o wanted to have an upgraded pump installed, and check valve replaced as well. I presented options to have this done through service, and the h/o elected to move forward with replacement/upgraded pump. Resolution: We will need to replace the existing failed 1/8 HP sump pump with brand new upgraded 1/3 HP pump along with brand new 1” check valve. Job Notes:**Pleas

This is a service estimate to install a new MGP supplied soap dispenser with a long supply tube Out today 6/13/24 Trevor J. Return trip to install a new soap dispenser in the kitchen. Customer has an after market line that runs down to a big soap bottle. A standard soap bottle can’t be used. After examining, I realized the dispenser head was causing soap to be lost under cabinet. Removed old head and installed new. Tested for proper function and leaks. Only part of the kit was used. Discounted invoice for this reason. Job Status: Complete. Use card on file.

Customer Stated: They had a grayish color coming from the kitchen faucet, and weren’t sure if this was related to the water heater not being flushed. Tech Notes: Upon inspection I found that there was a grayish tint to the kitchen faucet located on the main level of home. I made the h/o aware this could be due to the water heater not being flushed within the past four years, but this could also be due to there being no filtration system inside the home as well. I found that this is a Rheem 50 gallon natural gas water heater located in the basement of home, and is only four years of age which is still within manufacture warranty. While on site I found that the thermal expansion tank has failed as well, and will need to be replaced. I presented options to have this done through service, and the h/o elected to move forward with repairs. Out today 6/13/24 Trevor J. Completed annual home inspection. While onsite I found that the 9 year old water heater in the basement has water running out the T&P through the relief line to the outside of home. Customer recently had a new PRV installed but the high pressure took a toll on the water heater. Expansion tank could also have been affected. I am recommending replace of this water heater to prevent further issues/ leaks. Older fixtures located throughout home. Customer is slowly renovating different parts of the house and has this under control. Job Status: Complete. Estimates: Good to send.

Customer Stated: They had a leaking faucet, have already purchased the brand new faucet for replacement, and wanted a quote to have this replaced for today’s visit. Tech Notes: Upon inspection I found that this is a moen single handle faucet with soap dispenser located in the main level kitchen of home, and is leaking from the sprayer hose of the faucet. The h/o has already purchased a brand new moen faucet which is very similar to the original faucet. I presented options to have this done through service for today’s visit, and the h/o elected to not move forward with replacement. Resolution/Recommendation: I would recommend either replacing the sprayer hose, or replacing the entire faucet to help fix/prevent any future plumbing issues. I was in a bind because we had our sink replaced and we had used GA plumber before for home warranty work and they were honest and charged reasonable prices. Well the plumber did a good job but he hooked up lines to sink, replaced a faucet cartridge and fixed another stoppper in a bedroom bathroom. It took 45 mins and charged me almost $800 for less than an hours work. GA Plumber charges exorbitant prices and the price of the work is not commensurate with the complexity of the work. Total ripoff. Will never use them again.
