Customer stated at time of appointment that there was a leak coming from the pipes down into the laundry room as technician inspected. He found that there is multiple leaks coming from multiple different points of the cast-iron branch. Due to the amount of rust corrosion on the cast-iron we highly recommend to cut out every bit of the cast-iron that’s visible and replaced with PVC to repair all of the leaks at once.
Tenant States: Water leaking out the side of the home. Technician Notes: Determined leak coming from the side of the home is the relief line coming from the T&P. 2023 Rheem water heater located in attic has a T&P that is pushing water through due to high pressure. T&P will need replaced. Measured pressure at 180psi, which is dangerously high. PRV located in the garage needs replaced in order to regulate water pressure down to a manageable pressure for the home. Resolution: Replaced the PRV located in the garage. Installed a new Wilkins double union 3/4” PRV. Old PRV had to be cut out due to how it was installed and the bonding compound used on the threads. Set pressure to 60psi and tested for leaks. Replaced the T&P on the 2023 Rheem water heater in the attic. Restored water and tested for leaks/ proper function. Job Notes: Sewer clean out located under front porch. Job Status: Complete. Autho: Bill to ResiPro. Estimates: No additional needed.

CUSTOMER STATED: water heater is leaking and running up water bill. TECHNICIAN NOTES: when I arrived I found water pouring out of ceiling from hall bathroom shower onto water heater. After inspecting further water stop running out of ceiling. Some one was taking a shower when water was coming out of ceiling. There is leak either coming from the shower valve or waste and overflow of the shower. I am unable to fully deduce which without cutting a hole in the wall behind the shower. The water heats t&p valve is running constantly. This is caused by the water pressure being 120 psi at the water heater. No expansion tank installed on the water heater which could also be a cause of the t&p valve opening RESOLUTION/RECOMMENDATIONS:install expansion tank/ replace water heater replace PRV. Rebuild/replace shower valve/ replace waste and overflow. If t&p is going off after expansion tank is installed and PRV is replaced then t&p needs to b replaced as well. JOB NOTES: water heate

No plumbing issue as of today’s appointment, related to our repairs made in January. Tenant stated that there was moisture by the wood but no standing water and did not see anything dripping from the pipe repair itself. Technicians ran multiple loads of water down the drain to find no plumbing leak. Repro will need to reach out to a foundation and a restoration company to deal with the mold and the moisture coming from the third location as diagnosed on previous trip.
