Customer Stated: Her water heater was leaking, and the last plumber that came out told her it needed to be replaced. Tech Notes: Upon inspection I found that this is a Whirlpool 40 gallon natural gas water heater located in the garage of home, and is 17 years of age which is outside of manufacture warranty. I found that this unit is leaking internally, and let home owner know there are no repairs I can make it can only be repacked at this point. While on site I checked whole home water pressure, and I received a reading of 105 pounds per square inch (psi) which is out of code which also indicated the Pressure Regulating Valve (PRV) has failed. I let home owner know we would need to replace the PRV, and water heater to give her a permanent solution. I presented options on having these both replaced, and home owner stated she would like to think on this before making any decisions.
