CUSTOMER STATED : Bathroom drain is leaking. TECHNICIAN NOTES : Out to the residence today for the concern of a leaking shower drain coming from the master bathroom walk in shower located upstairs. While on site we have tried adjusting the existing gasket for the shower drain but that did not resolve the leak. We will need to replace the shower drain, which will include making pipe modifications to the 2 inch abs piping located in the basement with no current space restrictions. RESOLUTION : Need to forward resipro estimate to replace the existing shower drain for the walk in shower located upstairs. JOB NOTES : Please bill resipro for invoice amount for making assessment. JOB STATUS : Job complete.

Customer States: They have no hot water. Another plumber said the water heater needed replaced. Technician Notes: Upon inspection of the water heater in the crawlspace, the lower element/ thermostat had a meltdown. Internal wiring has been compromised. Unit will need replaced. Resolution: Installed a new 50 gallon short electric Bradford White water heater in the crawlspace. Also installed a new shutoff valve as the other was leaking. Job Notes: Restored water and power to unit. Tested for leaks and proper function. Breaker box is not labeled. I also recommend having an electrician out to inspect the power line ran to the water heater. Job Status: Complete. Autho: Bill to ResiPro. Estimates: Good to send.

TECHNICIAN NOTES: came out today for diagnosis of a leak while out today no adult was out at location so I proceeded not to diagnose inside the house due to no adult being at location, checked outside plumbing but found no issues or puddling as of today, could not locate clean outs and hose bibs where shut off I have no access to inside of home JOBSTATUS: only diagnosed outside for meter spin or puddles but found none of each.

CUSTOMER STATED: leaking tub still TECHNICIAN NOTES: came out today for diagnosis found tub water is from kids splashing water will need to avoid further water splashing to fix concern RESOLUTION: added caulking around the tub and toilet to see if that would help but explained to tenant splashing of water must be stopped to avoid further water leaking into bottom, this is the master bathroom tub which is having issues. CUSTOMER STATED: The tenant complaint is when they flush the basement toilet water leaks from the base of the toilet TECHNICIAN NOTES: We found that when the toilet is flushed water leaks out from the base of the toilet through a grout line RESOLUTION/RECOMMENDATIONS: We pulled and reset the toilet with a new wax ring JOB NOTES: No visible clean out JOB STATUS: COMPLETE/NOTCOMPLETE (RETURN TRIP NEEDED?) CUSTOMER STATED : 1. No HOT water in hall bathroom. 2. Slow drain on hall bathroom sink. 3. The master bathroom sink facet is loose at the base. TECHNICIAN NOTES : After arriving to the vacant property and investigating resipro’s concerns i found the hall bathroom faucet has the cold line going to the hot side of the faucet and the hot supply line going to the cold side of the faucet, I found the hall bathroom sink needed the pop up to be adjusted to make sink drain properly, and I found the master bathroom faucet to be loose. Testing water pressure off the back side hose bib is currently recording at 80 PSI RESOLUTION : Swapped hot and cold lines to the correct connection for the hall bathroom faucet, adjusted hall bathroom sink pop up to allow the sink to drain properly, and tightened the master bathroom faucet to the vanity. The tenants complaint is that the hot water in both of the showers is not getting hot enough We tested the showers and found that they were only getting warm not hot we checked the water heater in the crawl space and found it to be working properly we then checked the shower handle limiters and found that they were not set for full hot water We adjusted the limiters and tested with no issues Job completed Want to speak with management about estimates No visible clean out

CUSTOMER STATED: major leak in front yard TECHNICIAN NOTES: came out today for diagnosis as of today we did find a major leak some where in front yard we will need to get leak detection out here to address issue today . Major pipe leak showing up outside in front yard left side RESOLUTION: need to get with Dan on leak detection or next step with resi pro work order, pressure is not accurate due to leak, could not find clean out JOBSTATUS: not complete

CUSTOMER STATED: possible leak due to high water bill TECHNICIAN NOTES: came out today for diagnosis while out today I found no meter spin, no toilet issues, pressure is also in range and can’t determine a leak at location today, checked powder bathroom , hallway upstairs bathroom and master bathroom but found no issues. RESOLUTION: as of today no further work is needed explained to keep an eye out on each toilet as of today but found no meter spin or pressure issues. JOBSTATUS: diagnosis complete

Customer Stated: The tub spout has broken along with the shower handles. Tech Notes: Upon inspection I found that the tub spout seems to have been snapped off from the 1/2” copper piping, and the handles for the hot/cold were extremely corroded. This is a three stem shower valve. We will have to replace the whole shower valve along with trim in order to properly repair this. Resolution: We need to cut into the tile located in the main level master bathroom of home in order to replace the shower valve along with the trim & tub spout to help fix/prevent any future plumbing issues.
