Customer/ Tenant States: No hot water for 4 days now. Technician Notes: Out today to inspect issue with no hot water. Found 50 gallon natural gas A.O. Smith brand water heater in the garage. Unit was manufactured in November of 2022. This is a standard atmospheric venting water heater. Unit prior to this one was a direct vent. This is a major code violation and safety issue. I am unable to perform any work on this unit. Landlord states that a company from Choice is who put it in under a year ago. Resolution: Explained to landlord and tenant that this water heater is not safe. A direct vent water heater will need installed up to code in the garage. Submit estimate over to choice. This is a service estimate to install a new lavatory drain in the hall bathroom. Technician notes: upon inspection found disassembled lavatory drain in hall bathroom, installed new drain under lavatory, filled and dumped sink multiple times with no leaks. Customer stated- kitchen Sink not draining Technician notes- Found stutor vent faulty, tubular drains were back falling and they had an extra tubular piece that was not needed. Resolution- Replaced stutor vent, strapped drain off to wall, and removed single tubular piece to help sink drain . Filled sink up 5-6 times with no further issues. Remove the drain lines under the home and replace them with PVC. This will be everything below the home, no drains or traps will be cut or removed within the home itself. The existing ABS drain line will be removed and replaced with PVC in sizes ranging from 3 inch to 1 1/2 inch. The new pipe will terminate at the point where existing pipe goes into the ground to travel to the septic tank. It will be no more than 200 feet of pipe of assorted sizes. 2 full bath 1 kitchen

The homeowner complaint is that the whole home has been backing up I found the home is backing up in both bathrooms and the kitchen sink isn’t draining I was able to open some of the under pinning of the home and found that there is a River of sewage under the home and there are several drain lines with several bellies in them I also believe there is an issue with the septic system in the yard The homeowner is wanting an estimate for repiping the drain lines under the home Job completed Estimate is started but need to get with management to finish the estimate
