7/25/2024 CUSTOMER STATED: Out today to perform a complementary home inspection TECHNICIAN NOTES: upon inspection of home I found the 1/2 hp badger garbage disposal under the kitchen sink has a leak from the collar causing rust corrosion running along the right side of disposal. While taking pressure on hose bib at back of the home, I found a leak coming from the copper pipe after the shut off to the hose bib on the wall. Water does not leak from pipe while water is shut off to Spicket. RESOLUTION/RECOMMENDATION: recommended replacing garbage disposal to fix, drip under kitchen sink. Customer stated he does not use hose bib on back of home, so would like to just keep the water off to it. CUSTOMER STATED : discoloration of water in master bathroom tub, decrease in water pressure in one bathroom, and a sink that is not stopping water just keeps draining TECHNICIAN NOTES : Out today for the concern of discolored water coming from all hot taps in the home, for a clogged faucet in the powder bathroom, and for a pop up stopper not holding water on the left side sink in the master bathroom We found that the discoloration in the water is from the old water heater dumping water into the new unit causing all the hot water to turn brown. Jesus was here back in April and recommended replacing old unit and customer declined at that time. Left side of master bathroom sink , pop up is corroded badly causing it not to seat properly allowing water to drain . Powder bathroom faucet was clogged due to sediment accumulating in the aerator. RESOLUTION : Installed new pump, check valve, ball valve, and lid for system. Air venting needs to be modified due to the new lids piping layout. Home inspection Inspected home to find no issues. The fixtures in the master bathroom are all new and in great condition with no leaks or drainage issues. The guest bathroom has no issues or leaks. Garbage disposal in kitchen does not perform as well as it used to. Recommended to customer to replace it with a badger disposal. Water heater built in 2020 in great condition with no issues. Water pressure in house is good and PRV is 1”. Could not recommend leak detection valve or filtration system due to fire suppression being on the main water system. Inspection completed
