Out today to address tenant concerns of low flow in the master bath shower When I arrived, tenant was not here, I spoke to tenant through doorbell, who gave me the code to unlock the front door also to disarm the home alarm Well, discussing the trip out today with the tenant. She also asked me to investigate a leak coming from the garbage disposal in the kitchen.. Upon investigation of the showerhead in the master bath, I found debris to be lodged inside, cleared the debris tested flow is now as it should be Looking at the disposal, I found that the knockout plug for the dishwasher drain in the disposal have been knocked out with no dishwasher drain connected, which was causing the leak Called and spoke with Jeremiah the p.m. for this property advised him of the situation with the disposal and he gave me authorization to simply replace the disposal which I did with a half hp Garrison. He stated he would send an additional work order over for that issue. Both issues have been corre
Out today to address tenant concern of no hot water This is a new construction home with a 50 gallon, electric water heater located in the garage on a built-in platform. When I arrived, inspected the breaker box, the 30 amp double pole breaker was on. I had no electrical current to the water heater itself when I went to inspect the mainline, running into the water heater for power it immediately shocked. When I turn the breaker off and open the cover I found that there had been a short in the system. The ground wire had not been connected upon installation, and it had caused the sheath on the wires to melt. This needs to be an issue taken back up with the builder since this is obviously a new build and under builders warranty. Or a licensed electrician would need to be called in to correct the electrical issue coming into the water heater. Job complete Please bill out LVM for PM outlining situation while on site
CUSTOMER STATED: toilet tubs and showers are all backing up TECHNICIAN NOTES: came back to location for diagnosis and white performing diagnoses. I found the septic look to be full well further diagnosing I looked at the clean out and found that they were also full. RESOLUTION: septic company will have to be called to get the septic tanks pumped and looked into. This estimate is to cut shower wall so we can cut half inch copper and get valve out and install a new one with repair trim kit in MB Today’s service notes After inspecting a found that I did not have to replace the shower valve. Instead, I rebuild the cartridge and seats and springs. After making a Repair tested and found that the issue was corrected in the shower is functioning as it should. Customer stated: MB stand up shower constantly running has water off to home. Tech notes: looks like it’s leaking from the handle and coming out of shower head. I believe if we replace cartridge then it will still leak. I’m recommending replacing the entire shower valve. It looks like the copper has been wet and this has been leaking for a while. We will have to cut shower wall and get a REPAIR trim kit the big one so it will cover the hole we cut. Resolution: I capped off the shower head and put some pipe dope on nut holding cartridge on and the water is back on to the home at this time. We need to get this job back on schedule when job is approved or if it even needs to get approved. Customer stated- when tub is used it comes out of shower head at the same time Technician notes- Found The delta shower valve was installed upside down by Chandler Lanier, also found tub spout faulty. Resolution- flipped shower valve to proper position, installed new tub spout, tested both repairs with no further issues, had husband test water temperature to make sure it was proper and showed him that the tub spout runs by itself and when diverted only comes out of shower head. Customer stated: out today on sold estimate to replace tub spout and cartridge. Tech notes: after replacing valve and tub spout I rested everything and there are no leaks I had to adjust temperature on cartridge because it wasn’t getting hot. It is now getting hot and the tub spout is working fine as well Resolution: after installation I turned water on to home and tested there are no leaks at this time. Customer stated: leak in garage wall Technician notes: found water blowing out of garage wall behind front hose bib, turned water to hose bib off and cut open access in dry wall behind hose bib, found a 1/2 inch cpvc 90 that had blown off the waterline. Cut and removed leaking section of waterline and replaced with new pex and fittings. Customer stated: has leak on shower Tech notes: shower is leaking from tub spout constantly. Tried replacing tub spout but i realized it’s leaking behind wall from shark bite fitting. I could not get tub spout on the pipe kept spinning because off all the shark bites. Resolution: whole valve needs replaced Jeremiah approved over phone don’t bill for tub spout and cartridge replacement just the shower valve will also need to throw a tub spout on too.
