CUSTOMER STATED: They were having issues with the toilet, and it was constantly clogging. TECHNICIAN NOTES: Upon inspection I found that this is a elongated toilet located in the guest bathroom of home. I found that initially the toilet was clogged, and was unable to flush water. I let tenants know I would need to auger/plunge the toilet to clear out any clogs/debris. RESOLUTION/RECOMMENDATIONS: I was able to successfully clear out the clog from the toilet located in the guest bathroom on main level of home with no issues. I tested/flushed toilet 5-10 times with no backups or issues. There are no further plu,big issues for todays visit. JOB NOTES:**Unable to locate clean out, if I had to guess it would either be covered or underneath in crawlspace** JOB STATUS: Complete PARTS: N/A AUTHO: This needs to be billed out to ResiPro for todays work ESTIMATES: N/A

CUSTOMER STATED: returned out to home today to remove vanity and locate smell TECHNICIAN NOTES: Arrived and customer took me to bathroom with strongest smell, opened cabinets where James smelled it the worst, has no smell related to sewer RESOLUTION/RECOMMENDATIONS: cut back of cabinet and ran all fixtures, climbed in attic and found no smell anywhere. JOB NOTES: can not determine a location of smell due to not smelling anything. JOB STATUS: COMPLETE? At this time? AUTHO: ESTIMATES: Remove vanity and cut the wall open to access all the plumbing in that area to determine what is the source of the smell.

Customer stated- Water heater not producing hot water Technician notes- arrived to find heater was off, attempted to relit and no luck, found the safety sensor tripped, reset and heater lit right up. Resolution- heater is currently working, will need to submit for a new gas control valve due to the internal valve sticking open and constantly letting gas out, in return will cause heater to over heat and trip sensor. The tenants complaint is that they are having a sewer smell in the guest bathroom vanity I found that when the vanity door is open there is smell that comes out I found there are 3 holes in the vanity where the water and drain lines are going through that the smell could be coming from I can see cast iron pipe in the wall through the drain line hole and I can see that this bathroom backs up to the othere bathroom tub but I can’t see a leak or any issues At this point the next option to determine what is causing this smell will be to remove the vanity and cut a large hole in the wall so everything in the area can be checked and tested to determine what is causing the smell Job completed We need to send the estimate for approval to perform a deeper dignosis Estimate is built and ready to send

Customer stated: leak under kitchen sink. Technician notes: upon inspection of kitchen sink found tubular drain disconnected and washer missing. Resolution: reinstalled tubular drain with new washer. Filled and dumped sink multiple times with no leaks or drips occurring. MGP notes: Mr. Chris will invoice and bill Estimates: no further needed Job status: complete

Out today to address tenant concern of first floor to handle shower stall with low flow and leak Upon inspection, I remove the showerhead, and I found debris lodged in the shower head which I removed. The hot handle was leaking. Once I turned the water off and remove the stem. I found that the rubber washer at the back of the stem was nonexistent. Once the debris was removed from the showerhead and a new rubber washer, added to the hot, stem the showerhead proper flow, and there were no further leaks or trips. Additionally, while on site, the homeowner asked me to look at the full second-floor tub shower because the water would not get hot. It would only get warm. Upon inspection, I found that this was a single handle, glacier Bay shower valve. The limiter had not been turned up to allow for a full flow of hot water. I adjusted the limiter, and we are now receiving Adequate hot water on the second floor full bath. Lastly, I found the whole home pressure should be reading 100 psi. T

While on site found and discussed issues with both showers, master bath toilet, and high water pressure at 110 psi (code states it should be between 40 & 80 psi) throughout the home. This estimate is to replace both shower valves which will involve cutting and removing tile we will use a remodel plate in the transition to a single handle shower trim. Estimate includes replacing a fill valve, and installing a brand new pressure regulating valve in the garage. There will also be replacement of the two shut offs for the master bathroom faucet. Additional charges may apply

This is a complimentary to replace the remaining cast iron drain pipe in the home. This consists of the two bathrooms above the garage and approximately 25 feet of 3 inch vertical/horizontal drain as it runs into the floor.
