CUSTOMER STATED: The tenants stated they were not getting any hot water through out the home. TECHNICIAN NOTES: Upon inspection I found that this is a rheem 40 gallon electric water heater located in the garage of home, and is only 5 years of age which is still within the manufacturer warranty. I found that the lower thermostat, and element had no electrical voltage readings, but I was able to get readings from both the upper thermostat and element. I also found that while on site the heater was leaking from the top internally which could also be causing an issue with the tank not being able to heat properly. I let the tenants know that bc this tank is under manufacturer warranty still that ResiPro needs to contact Rheem manufacturing to have a new lower thermostat, and element sent out so we can have these parts replaced. I also let them know they can try and have a new tank sent out through rheem due to the leaking on top of this unit. RESOLUTION/RECOMMENDATIONS: ResiPro needs to

CUSTOMER STATED: Toilet turns on constantly and sink drains slow. TECHNICIAN NOTES: When I arrived the tenants brought me to the master bathroom upstairs where they have a toilet that constantly runs and a slow draining single vanity sink. RESOLUTION/RECOMMENDATIONS: Replaced defective 3 inch flapper for the toilet and removed buildup of hair from the master bathroom single vanity drain. Toilet no longer runs constantly after replacing flapper and sink now drains properly after removing the hair. JOB NOTES: Please bill resipro for invoice amount. Out today to address tenant concerns of no hot water in master bath. Tenant let us in remotely and let us know that the master bath shower wouldn’t get hot. We found that the moen positemp cartridge had failed and needed to be replaced. Cartridge replaced and tested. Functioning properly. Job complete Please bill out No estimates

Out today to address tenant concerns of leaking kitchen sink. We found that two fittings and a Ferrell had cracked on the left side drain. We will need to submit to Resipro for a return trip. We will need to vacuum the standing water out of the line and use a small camera to identify the underlying issue. Once the issue is identified then options for repair/replacement can be submitted. Returned out to home today, vacuumed out the water as much as we could, ran camera with no luck, ran snake and had luck getting through. Discovered a p-trap under slab, sink had no stupor vent and was causing slow drain which in return caused the grease to sit in p-trap. Once we cleared issues we filled sink up multiple times woth hot water and let it drain out, sink is draining with no further issues at This time. P-trap charge is for adding a stutor vent JOB IS COMPLETE

Out to the residence to perform a approved estimate to camera the drain line and replace the existing pressure regulating valve. No one is home, I have knocked on the door several times and received no answer. RESOLUTION : No work done today Nobody home. Need to call tenant and reschedule for when they’ll be available. CUSTOMER STATED : There is water around the water heater. TECHNICIAN NOTES : Out to the residence today for the concern of there being water around the water heater located in the laundry room on the bottom level of the home. After investigating I found the water to be coming from a cracked 3/4 CPVC 90 from the hot water side of the water heater. The water heater may have been affected by the leak. While on site I have found high water pressure caused by a defective pressure regulating valve located in the crawlspace of the home piped in CPVC. RESOLUTION : Repaired a section of 3/4 CPVC with a section of 3/4 pex to repair the active leak coming from the water heater in the garage. I recommend replacing the pressure regulating valve in the crawlspace to present any further leaks. JOB NOTES : Job not complete Please forward recommended estimate to replace the pressure regulating valve and whole home shut off valve to resipro. Please bill resipro for invoice amount.

CUSTOMER STATED: TECHNICIAN NOTES: Out to the residence today to perform an estimate approved by Resipro to replace the existing toilet riser for the full guest bathroom on the main level in the hallway. After getting access to the crawlspace, I found the estimate does not include replacing the existing toilet flange. We will need to replace 5-10 feet of 3 inch abs piping and will need a 3 inch 45 to make proper pipe modifications. While on site we found the water pressure to be 90 PSI off the back side hose bib. RESOLUTION/RECOMMENDATIONS: We need to forward the Additional work to resipro before we replace 5-10 feet of 3 inch abs piping, a 3 inch 45, the 3 inch toilet riser and closet flange.

CUSTOMER STATED: There is a leak TECHNICIAN NOTES: Out to the residence today for the concern of a leak. When I arrived the tenants brought me to the bottom level of the split level home where I found signs of wet drywall on the ceiling. Directly above wet spot, there is a full guest bathroom and a full master bathroom that are back to back. While on site we have ran water through both single vanity sinks, have flushed both toilets several times, and have run both showers. With all water at the same time we’re unable to create a leak. While on site we found high water pressure off the hose bib on the back side of the home. We were unable to locate the pressure regulating valve while on site today.

********PLEASE READ WE NEED TO RESUBMIT FOR RETURN TRIP***** 07/25 Return trip today for approved work to jet kitchen line that was slow draining. Upon arrival we found the homeowner had continued to use the sink and both basins were full of water. Once we drained the basins we attempted to run the jetted. We immediately had water pushing back out of the drain line and the meter was hitting a hard stop after 4-5 feet. I then attempted to run the small sewer machine and encountered the same issue. I changed heads on the machine and had the same result. Lastly I attempted to camera the line under the sink (large camera was what I had). I was immediately in water and again only able to travel a few feet. We will need to submit to Resipro for a return trip. We will need to vacuum the standing water out of the line and use a small camera to identify the underlying issue. Once the issue is identified then options for repair/replacement can be submitted.
