CUSTOMER STATED: Our tub is draining slow TECHNICIAN NOTES: Out to the residence today for the concern of their tub draining slow. When I arrived the tenant brought me to the master bathroom where she told me her tub/shower takes a long time to drain when a shower is taken. In the tub/shower they have a no-touch pop up drain assembly. With the tub stopper in the drain, it is restricting the water flow. RESOLUTION: Removed hair from drain in the master bathroom tub/shower and removed no-touch drain stopper to help water drain properly. Tenant has watched the tub drain with no the tub stopper out and agrees that the tub/shower drains as it should. JOB NOTES.: No problems reoccur I recommend replacing tub/shower no-touch drain assembly with a traditional twist and pull style. STATUS : job complete AUTHO ESTIMATES : no estimates to forward at this point in time.
Customer stated master bathroom vanity sink was leaking when being used Technician notes after inspecting it found that it was a piece of flexible tubular that was stuffed in the inch and a half copper drain line that needed to be replaced and reinstalled properly. Resolution we will need to submit for resipro to approve the estimate to replace particular pee traps and properly attached to the inch and a half copper drain line Job status not complete a waiting for their authorization from resipro Authorization to meet online to resipro for the estimate Estimate please send estimate to resipro for authorization
Estimate to replace the existing 10 foot section of cast iron drain pipe for the kitchen sink that is original to the home. This would start with a new 2 inch stack below the sink and through the subfloor into the crawl space. Transition to three inch and tie back into the existing 3 inch PVC drain. Replace kitchen drain tested and everything is good but the dish washer is not working he needs appliance guy to fix
Out today for tenant concerns of water heater not working. Unit is located in the garage and is a 40 gallon natural gas. Upon further inspection I found ALL GAS TO THE HOME IS SHUT OFF. Spoke to PM and apprised him of situation. Job complete Please bill out
CUSTOMER STATED : There is a leak under the kitchen sink and toilet leaks when flushed. TECHNICIAN NOTES : Out today for the concerns of a leak appearing under the kitchen sink and a leaking toilet only when flushed. When I arrived the tenant brought me to the kitchen sink on the upper level of the home where I found a 1 1/2 inch tubular gasket that had collapsed into the pipe and needs to be replaced. Then the tenant brought me to the full guest bathroom on the lower level of the home where I found a toilet that would leak from the base when flushed. RESOLUTION : Replaced a 1 1/2 inch tubular gasket for the tubular drain piping under the kitchen sink and performed a pull and reset on the toilet in the full guest bathroom on the lower level of the home. With a pull and reset the toilet received a new wax ring seal, closet bolts, and a new supply line. Both repairs have been made and properly tested for leaks. At this point in time there are no further leaks, drips, or concern

I have rang the doorbell several time and knocked on the door several times. Nobody is home. RESOLUTION : No work done today. Out today to address tenant concern of slow draining kitchen sink. Upon arrival an inspection, I removed the tubular drain beneath the sink to see if they were anything clogged in the dream I found nothing reassemble drain pipe, ran water and within 30 seconds had water backing up into the sink I again remove the tubular drain used a small handheld sink machine to attempt to clear the blockage in the inch and a half cast-iron drain pipe original to the home going through the wall. After doing this retrieving the snake I was able to ascertain that this is a grease clog, and the snake with simply passing right through the grease and not clearing the clog I looked under the home and found that the kitchen cast-iron drain is the last remaining 10 foot section of cast-iron. The rest of the horizontal piping in the crawlspace has been converted to PVC. I recommend replacing this 10 foot section of PVC having a new drain started underneath the kitchen sink to alleviate these problems moving
CUSTOMER STATED: cracked toilet in master bathroom, it is leaking TECHNICIAN NOTES: came out to location for diagnosis found that the toilet tank is cracked and internal components are original to home have lots of wear and tear on them, at this time It is recommended to replace toilet RESOLUTION: replaced the stop along with supply line on toilet, replaced the flange as well due to the old flange being completely rusted away, toilet Is working properly as of today and without issues. Out today to address tenant concern of paddling in the front yard. Upon arrival, I was able to locate the source of the leak and needed to excavate approximately 18 inches in the front yard. This is roughly 4 feet from the foundation on the mainline water service. This is blue packs three-quarter inch. Once I uncovered the mainline water service, I located a pinhole leak. I removed approximately a 24 inch section of three-quarter pipe. Repair was made with two flow controls and a new piece of three-quarter inch pipe. I confirmed my repair with the water back on, and no meter spinning. Back filled and confirmed with meter again. No one was home so I was unable to bleed air out of the line. Customer Stated: The kitchen sink was backed up, and was not draining. She stated previous owners had put butter down the sink drains. Tech Notes: Upon inspection I found that the double sink was backed up in both sides, and unable to drain at all. I also found that it was leaking from the tubular under kitchen sink, as well as several 4” PVC fittings in basement where laundry room is located. Home owner also stated that when she would flush upstairs toilet it would back up in sink as well. The dish washer was also backed up. I found out that this home is on septic, and has not been flushed for several years. I made home owners aware that due to the septic tank not being drained for some time that this is the next step in clearing up the clogging issue. I made them aware that ResiPro would be sending some one out to drain septic tank as we do not handle those types of issues. Resolution: ResiPro will be sending out company that handles septic tank draining. Job Status: Complete
