Terrybatts1234@gmail.com CUSTOMER STATED: they had a leaking water heater. TECHNICIAN NOTES:called out today to look at a leaking water heater. While on site I found that the water heater had an internal leak. The water heater is a 50 gallon electric Rheem water heater that’s 17 years old. I tested the water pressure and found it was 100 psi. RESOLUTION: the water heater will need to be replaced along with the prv. The water heater is located in a closet in the basemen close to the garage. Both door ways are 30 inches wide so the water heater can fit through it. With the installation of a new 50 gallon electric wat we heater, the homeowner will also receive all new code required items and permitting. CUSTOMER STATED : Water heater is leaking TECHNICIAN NOTES : Out to the residence today for the concern of a leaking 50 gallon electric water heater located in the utility room in the garage. The existing 50 gallon electric water heater is 20 years of age. The hot water system also has a failed thermal expansion tank. After doing a pressure test reading, I found the water pressure inside the home to be outside of code at 85 PSI. I have let the homeowners know of the high water pressure concern. The homeowners would like the estimates sent to the preferred email in the pinned notes so they can apply for financing online but they need the exact dollar amount that needs to be applied for. Existing pressure reducing valve that has failed does not have a manufacturer tag on it. This pressure reducing valve is either a zurn or watts. RESOLUTION : No repairs made today. CUSTOMER STATED: toilet is not flushing properly, sink is backing up TECHNICIAN NOTES: came out for diagnosis found toilet wouldn’t flush toilet paper but would flush water by itself. Customer stated- Water leaking under kitchen sink Technician notes- Found tubular p-trap and basket strainer leaking on right side sink, removed tubular and basket strainer and replaced with new. Customer stated: sewage ejection pump not working toilet backing up. Tech notes: ran water and let the pump kick on twice then I noticed the water bubbling in toilet. There was toilet paper wrapped around float and wedged against the paper and the wall not allowing float to come up. Resolution : I pulled pump out from under the inlet pipe so debris wouldn’t fall right of it. I reset the pump so float has room to float up and kick pump on. Mgp notes: told customer they called through service last time I was out it was through AHS this isn’t considered a recall so they were suppose to pay dispatch fee to have us out today. They stated the shop didn’t tell them so I told them when I arrived and once I made sure everything was working they did not want to pay the dispatch fee. Customer stated: out today on sold estimate to replace float for sewage ejection pump. Tech notes: removed lid and cut out old float and installed new one. And screwed it down to the pump. Resolution: after installing I ran water and took video if it pumping sewage out on its own. It is working fine at this time no leaks. Customer stated: toilet in basement is not flushing good. Seems to be backed up. Works sometimes. Tech notes:there is a sewage ejection pump in closet in bathroom. They claim to smell an odor as well. I unplugged float and plugged the pump into outlet and the pump works fine it’s just the float that’s bad. I also removed lid to make sure it’s not caught on anything. It was not hung up I believe the float is just bad. I filled up basin until float was upside down and it never kicked the pump on. Resolution: submitted this work order online for choice home warranty. I took photos of the submitted page. (Yellow page) Mgp notes: as soon as we get approval or denial we need to reach out to home owner and either get them on schedule to replace it if approved and if denied we need to send estimate to home owner and follow up Customer says they will wait on choice to do repairs. The tenants complaint is that the hall bath shower is only getting warm not hot They are seeing a large wet spot in the back yard where they had seen it before I found that the hall bathroom shower is only getting warm Because no one adjusted the temperature limiter on the handle The wet spot in the back yard looks to be in the area where the drain field off the back of the septic tank would be located I adjusted the temperature limiter on the hall bathroom shower handle And the shower now gets hot water The wet spot in the back yard appears to be in the area of the drain field Upon walking up to the wet spot there is a very strong sewer smell The drain field needs to be tested by a septic company No estimates are needed Job completed This is not a warranty

The homeowner complaint is that they are seeing a water leak in the garage under the guest bathroom I found there is water staining on the sub floor but no active leaks happening I had homeowner run water and flush the toilet and no water leaked I then went into the guest bathroom and tested everything myself And found water on the floor around the toilet and also on the bowl of the toilet next to the tank as I inspected the toilet I found a line of water coming from the top of the tank to the bowl When I lifted the lid I found the rubber tube was at an angle and every time the toilet is flushed it sprays the lid and runs down the tank to the bowl and the floor I adjusted the rubber tube and tested with no issues Authorization completed under flat rate Job completed Estimates are built and ready to send
