Annual water heater inspection. Water heater still under warranty. Flushed heater. Job is completed.
Annual plumbing inspection Inspected entire house to find no issues and only came up with a few suggestions for preventative measures. The powder room lav and toilet were both in good conditions with no issues. The master bathroom both lav the shower and garden tub were all in good condition with no issues The upstairs guest bathroom both lavs shower and toilet were all in good condition with no issues. The kitchen faucet and garbage disposal were both in good condition with no issues. The laundry box has old gate valves. I recommend replacing the box with updated quarter turn valves with hammer arrestors to insure no issues with shutting off the water to the washer in case of leak on the washer or the hoses to the washer The water heater is a Home Depot water heater and I recommend replacing it due to the poor quality of home depot water heater built several estimates for a water heater replacement including a tankless conversion which will require either relocating the posi
Customer Stated: Her toilet was constantly rocking, and the over flow plate for the tub had come off. Tech Notes: Upon inspection I found that this is a Kohler elongated toilet located in the upstairs guest bathroom, and upon arriving this toilet is rocking heavily. I also found that the over flow cover plate is a bronzed plate, and looks like it has been removed prior to my arrival for todays visit. I let the h/o know I would need to pull the toilet to further inspect the flange to ensure there is no underlying issue with the flange itself. I made her aware if the flange is damaged in anyway it would need to be replaced. I presented options to have the overflow plate reassembled, and the toilet pulled/reset. The h/o elected to move forward with repairs for todays visit. Resolution: I was able to successfully pull/reset upstairs guest bath toilet, and reassembled the main level guest bath over flow plate with no issues. I tested both for several mins with no issues or leaks. Job
Called out for annual water heater flush. Tank is located in garage storage room. Flushed tank and checked pressure, read ~54psi. No further issues or concerns at this time.
This is a complimentary estimate for My Georgia Plumber to provide and install an outdoor hose bib to resolve the current leak. Access to repair the water line is already prepared from installation of the water fountain + for My Georgia Plumber to provide and install a new set of shower trim for the outdoor shower. This includes the shower trim, handle, and shower head Job completed April 23, 2024. Shower trim changed out and hose Bibb under water fountain replaced. Water is on and tested with no further leaks or issues at this time.
Technician notes: out today for annual home inspection, home has 2 full bathrooms and 1 half bathroom. Water heater is located in the garage and is a 50 gallon natural gas that is 1 year old. All bathrooms in the home have 2 handle gold hurran sink fixtures. Water meter is located at the end of the driveway. Home has 2 hose bibs, one on the front and one on the back. Customer stated he thought there was a l3zk c9ming from the master bathroom tub into living room ceiling. He noticed the stain a few hours after using the tub and then stopped using it for 2 months and the stain has not grown. Pulled access panel to look at the jacuzzi tub pump and found it was leaking from the top union. Once I tightened it I noticed a second leak coming from a seam in the pump its self. Customer stated that they had a gas line under concrete step that broke and caused a gas leak that they had a spot repair done on last Saturday and they want to have the spot from that repair to the water heater in basement replaced. Also they have 2 faucets dripping and the 2 urinals in the men’s restrooms are slowly draining due to build up Found the section of gas pipe that had spot repair done that went under concrete step that was needed to be busted up to perform spot repair. I goes from 2” gas from the meter stubs through thewall into the building where it hits a 2” tee, the left side goes behind the stoves and the right side necks to 1 1/4” where the spot repair was performed. Then goes through the wall into the top of the stair way into basement where there is a drip leg right before it necks down to 3/4” and 90s down into basement. Towards water heater. The 2 faucet shown to me are dripping and need rebuilds have the model number of one but the second one does not have a
