Out today for water heater flush through MGP MEMBERSHIP. I LET CUSTOMER KNOW WE CANT FLUSH THIS HEATER DUE TO THE AGE OF IT SINCE ITS OUT IF WARRANTY IT COULD HAVE ISSUES AFTER I DRAIN IT.
Customer Stated: Her water heater was still working it was just very old, and wanted to see if it could through AHS warranty. Tech Notes: Upon inspection I found that this is a Rheem 50 gallon natural gas water heater located in the basement of home, and is 20 years of age which is outside of manufacturer warranty. While on site there are no mechanical failures with this water heater it is still functioning properly, but is very old. I educated home owner that this heater is also out of code, and would need the code required items to pass inspection. I made her aware that because there are no mechanical failures, or any internal leaking therefore AHS is not going to cover the cost of a new water heater replacement. I presented options to have existing water heater replaced through service, and home owner stated she wanted to wait til husband got home to discuss decisions. She stated she would give us a decision before the end of the week. Resolution: We will be replacing the existing
Estimate to repair hot water line located in slab. The estimate is based on markings by the homeowner's leak detector. Pricing is for a 2' x 2' area around the x on the floor. We will have to cut a section of the flooring out to access the concrete. Once the concrete is exposed we will open and excavate down to expose the piping. After exposing the piping we will cut out the bad section and replace it with proper piping and fittings for underground. Once installed and testing is completed we will backfill and pour concrete back to a level finish to match the existing slab. If the leak location is incorrect based on the markings additional fees will apply to open the slab more. The customer will be responsible for having flooring patched after repairs are completed. Repair leak on 3/4 pex hot side turn water on and water still running some were customer going to call leak detection again and see if is a second leak under slab customer pay with same credit card on file

This is a complimentary estimate to have the upstairs kitchen sink plunged to help clear up possible clog with the drain line for kitchen sink. Customer Stated: She wanted to have her existing garbage disposal replaced with new customer supplied disposal. Tech Notes: Upon inspection I found that this a GE 1/2 horsepower disposal located under the kitchen sink. This is a double sided sink, and upon arrival I found that the disposal side of sink was full of water. When turned on the disposal would work, but the water would just spin instead of draining like normally. I made home owner aware that the existing disposal was still working, and there seemed to be a clog somewhere down the line. I presented options to have the sink drains plunged to help clear up any clogs, and home owner elected to move forward. She also stated that her shower handle pressure was weak, and would leak from the handle. I educated to her that this is more than likely due to the cartridge being older, and in
Return trip install a low boy water heater, along with a pressure regulating valve, and two hot side cartridges and a shower cartridge, once we installed the water heater I noticed no issues from our work, apart from a little bit of water from the shut off valve area, looked at area again and saw no further water coming from the area. The shower had a bit of calcium build up but cleared it with some pressure. Everything is working good as of today. The home owner would like an estimate to replace the water heater, with this estimate we are looking into replacing the pressure regulating valve and installing a expansion tank with our work, the water heater would be replaced it is a short 50 gallon electric. And replace 2 delta cartridges for two one piece delta faucets and a delta shower cartridge as well single handle.
UNRESPONSIVE - SHE HAS A PROJECT SHE IS WORKING ON. OUT AMOUNT BACK ON ESTIMATE FOR FOLLOW UP IN 3 MONTHS
Customer was not home at this time, spoke to customer over the phone and he stated he will have to call back in when he knows a good date for the water heater flush. Mgp notes: customer will call back in with a reschedule date.
Annual Water Heater Flush This is a AO Smith 50 gallon natural gas water heater located in the garage of home, and is only 2 years of age which is well within manufacture warranty. Everything on heater was recently installed, and up to code. Overall water heater is in great condition, and functioning properly. Home owner had a busted pipe in his garage for his outdoor faucet, and he stated that this happened when the freezing weather occurred. I made home owner aware that due to the pipe busting during the freezing temperatures, and that the pipe is exposed it would not be covered through home warranty, and would be an out of pocket expense. I presented options to have the hose bib replaced with 1/2” pex piping to repair hole in copper piping located in the garage of home. The home owner elected to wait to make final decision.
