CUSTOMER STATED : There is a leak under the kitchen sink and tub faucet leaks in master bathroom. TECHNICIAN NOTES : Out to the residence today for the tenants concern of there being a leak under the kitchen sink and for the Roman tub valve in the master bathroom leaking from around the spout when water is turned on. Kitchen sink has a leak due to a bad seal on the front side of kitchen faucet. When water is splashed on the front side of the faucet, a small drip spreads below under the cabinet. Roman tub valve in master bathroom has a defective o-ring seal. Due to how it was originally installed, we will need to cut drywall near the toilet to properly access the bottom side of the tub valve. While on site we have also found a defective pressure regulating valve causing the water pressure to exceed 120 PSI. Prv is located in utility closet on the right side of the water heater. RESOLUTION : Caulked base if kitchen faucet and recommended to let it dry before splashing water and

They have had this problem since they moved in but the problem got worse after another tech came out and could not locate the emergency shut off or PRV so he installed a new PRV outside in front of the meter in another box. Tested water pressure to find it was at 20 psi.checked meter and the meter is completely open removed back union nut on PRV to find no obstruction in the PRV and water pressure from the meter to the PRV is normal Need to dig from meter to house following water service line to try to locate the old PRV and emergency shut off to remove them to resolve the issue. Customer/ Tenant States: There is a leak coming from the upstairs hallway bathroom tub. When they use it, it leaks into laundry room. Technician Notes: Upon arrival, we began running water in the upstairs hallway bathroom tub, leak began right away. Determined we will need to replace the tub drain. On a side note, the previous company that worked on this tub for some reason notched into the tub shoe. The cut didn’t go all the way through but weakened this area. There was also no gasket on the bottom side of the tub drain. Resolution: Installed a new tub drain with gasket. Ran water/ filled tub. Leak stopped. Tested again with no leaks. Time will tell if this repair will last due to the condition of the tub itself. Job Notes: No exterior sewer clean out located. Job Status: Complete. Autho: Bill to ResiPro. Estimates: No additional needed at this time.
