Customer/ Tenant States: They received a high water bill. There are having issues in the master bathroom. Technician Notes: Out today to look into issue with a potential high water bill and a potential leak in the master bathroom. Upon arrival we inspected the water meter for several minutes. We did not experience a spinning meter. Meter is working as it should. Examined toilets and other aspects of plumbing for issues that could result in a high water bill but found no indication. The master bathroom toilet is leaking. Leak is coming from under the toilet. The floor is so rotten and unstable in this bathroom that I am unable to perform a pull and proper reset of this toilet. Once I stepped into this toilet room my foot was ready to go through the floor. Cut section of floor to expose sub floor. There were 3 layers of vinyl flooring stacked in this bathroom covering up a major structural issue. Resolution: Highly recommend ResiPro send a contractor out to remediate/ properly repair

CUSTOMER STATED : Faucet is leaking TECHNICIAN NOTES : Out to the residence today for the concern of a leaking dual handle kitchen faucet leaking from the body when turned on. Faucet cannot be repaired and will need to be replaced. Water pressure under kitchen sink is testing at 50 PSI. RESOLUTION : Replaced existing kitchen faucet and installed a brushed nickel single handle faucet. Side sprayer cannot be used. New faucet has been pressurized and tested showing no concerns at this point in time. JOB NOTES : Please bill resipro for work completed today. JOB STATUS : Job complete

Customer stated there is a leak coming into ceiling of basement hallway. The upstairs hall bathroom shower drains slowly and master bathroom popup not working The basement hallway goes into crawl space area where I can see above the basement bathroom where the stain is showing found a nut on the waste and overflow was never tightened. Had to cut a hole in the ceiling of basement bathroom to reach the waste and overflow because I could not get to it and was viewing it through my phone camera. Cut hole in basement bathroom to access the waste and overflow. The nut was not tightened due to the wooden beam beside the waste and overflow preventing gasket from being tightened. Chipped out small piece of the wooden beam and tightened waste and overflow nut. Also found staining in the subfloor from beside the tub. Upstairs the baseboard were slightly stained as well as the caulking around the tub was old and broken. This could also be causing a slight leak. Informed tenet to be careful get

The tenants complaint is that the guest bathroom tub is not getting hot And the tub spout is moving around We found that the tub is not getting hot because the limiter was not adjusted And the tub spout does move because the line was not braced We adjusted the limiter and tested with no issues We also chalked around the tub spout to try and help with the movement Job completed No new estimates are needed No visible clean out

CM 04/11/2024 Customer stated: they had a leak. Tech notes: called out today to look at a leak in the home. While on sight I rang the door twice and knocked twice to get no answer. I called the tenant on the MGP recorded line to let him know we were here and he unlocked the door for us while he was at work over the phone. Upon arrival home owner had water all in the hallway and in the living room. Water washing coming from washing machine lines due to them not being screwed on all the way. After making the repair we did a brief inspection to find that hallway toilet was loose. We pulled the toilet to check flange and found no mechanical failure. Resolution: tightened supply lines, pulled and reset toilet with new wax rings. Once work was completed we tested to find no leaks or drips. Job status complete. Job notes: tenant was not home. Customer Stated: They had a toilet that would keep backing up whenever used. Tech Notes: Upon inspection I found that the toilet is a glacier bay dual flush assist located in the basement of home. I found that the toilet was clogged, and backed up prior to my arrival. I also found that this property has a sewage ejection pump, and is on septic. The sewage ejection pump was not plugged in at all prior to my arrival. After plugging in the pump I noticed that this would trip the circuit breaker which is also located on the basement of home. The pump would try to kick on, but the circuit breaker would trip every time after about 2-3 seconds. I let the tenant know ResiPro would need to have an electrician come out to test the outlet for sewage ejection pump as it is constantly tripping the breaker. I also recommend replacing the pump as well after electrical work has been checked out. I made the tenant aware they can not use this bathroom until the pump has been replaced. Resolution: Th
