Inspected house to find no issue. Master bathrooms 2 lavatories 2 shower valves garden tub and toilet all worked without issues The powder room lav and toilet are in good condition with no issues The upstairs bathrooms are all in good condition with no issues. The hose bibs are old but still work find without leaking. Tested water pressure to find it was at 55psi with no issues Main shut off is a ball valve and works properly Informed home owner to place work order in about 9 months for a water heaters to be flushed. Inspection completed. No issues detected.

Customer Stated: They kept getting an error code 10 on their tankless water heater. Tech Notes: Upon inspection I found that this is a Rinnai tankless water heater located in the garage of home, and is only 10 years of age. I found that shortly after running hot water in multiple locations of home that the tankless unit would flash an error code 10. After speaking with Rinnai tech support they advised that this is a vent issue, and recommended to start with cleaning out the burner chamber assembly. I let the h/o know that 2-10 does not cover for me to clean out the burner chamber as this falls under a maintenance issue. I presented options to have this done today through service, and the h/o elected to move forward with repairs. Resolution: I was able to successfully remove burner chamber assembly, and use air compressor to help clean out any debris. I was also able to remove heat exchanger fan, and cur compress as well with no issues. I reassembled the tankless unit, and ran hot w

**ANNUAL WHOLE HOME PLUMBING INSPECTION** Tech Notes: Upon inspection I found that this home has been remodeled in every bathroom, and everything has been replaced or upgraded within the last four years. I found that the water heater is a rheem 50 gallon natural gas tank, and is 15 years of age which is outside of manufacture warranty. I recommended to the h/o that they have this tank replaced before future plumbing issues occur, and the h/o elected to wait on making any further decisions. Overall everything in the home is in great condition, and functioning properly. Recommendation: I recommend replacing the 15 year old natural gas tank located in the basement of home to help prevent any future plumbing issues through out the home. Customer stated that faucet was dripping from the tub spout consistently and would not shut off. Technician found that the Delta cartridge has gone bad due to age and normal and will need to be replaced. Technician was attempting to replace the cartridge. He found that the screw had been rounded out by a previous technician and will not be able to remove the handle by traditional means. We need to cut out and remove the handle by drilling out the set screw and in the process of doing that the handle will be destroyed and we will need to replace it on a return trip.

Autho: 275 LZVA Customer stated that guest bathroom lavatory faucet is hard to turn off and the garbage disposal is clogged up? Technician found that there was no mechanical failure on the faucet and that there was no mechanical failure with the disposal. Customers just did not use a disposal for a long time which resulted in the development of food, causing the disposal to think it was jammed.

We did not get a chance to speak to the homeowner about the cracked pipe as they were on a business call. No further concerns at this time. Status.. complete Notes.. no visible outside clean out.

Customers, upstairs guest bathroom, mowing faucet handle adapter has cracked, and customer will need to order a new one or harvest a replacement from the old faucet whenever we replace the pedestal in the downstairs downstairs bathroom. Upstairs toilet needs to be replaced in guest bathroom Upstairs guest bathroom shower is clogged and is draining slowly Main level guest bathroom toilet needs to be replaced in powder bath and would like the pedestal sink replaced with a customer provided vanity and 4 inch spread faucet. We will need to technicians in order to replace the vanity and pedestal sink due to the risk of damage with only installing with one installer. Cannot replace powder bathroom due to shut off, needing to be replaced, technician did not have proper compression style of appointment and we will be replacing the toilet and shut off on return trip whenever we replace the pedestal. 4/26/24 James We removed the pedestal sink and toilet in the powder bath And installed

T dean 04/26/24 The homeowner wanted the home plumbing inspection We performed the home plumbing inspection of the 2 bathroom home The hot water is supplied by a 40 gallon natural gas water heater Found over all everything in in good condition We did find the master bathroom lav faucet on the right is constantly dripping from spout and the hot side handle is hard to turn the homeowner asked about replacing the pop up because of how marked up it is Then we found the water pressure is high (105psi) We spoke to homeowner about the estimates and they want some time to decide how they want to proceed Job completed Estimates are built and ready to send No visible clean out in the yard

**ANNUAL WHOLE HOME INSPECTION** Tech Notes: Upon inspection I found that mostly everything is up to code, and is functioning properly. I did find that the Jack/Jill bathroom 19” porcelain sink was shifted, and very exposed to future water damage to the cabinetry below. I let the h/o know I would highly recommend replacing both the porcelain sink along with the faucet before further water damage occurs. I presented options to have this done through service, and the h/o elected to wait before making any further decisions. Recommendations: We will need to remove the existing 19” porcelain sink located in the guest Jack/Jill bathroom of home, and replace with brand new sink along with either a customer supplied or MGP supplied faucet to help fix/prevent any future plumbing issues.
