**ANNUAL WHOLE HOME PLUMBING INSPECTION** Tech Notes: Upon Inspection I found that most fixtures/trim are either delta or moen, is in good condition, and functioning properly. I found that the water heater is a rheem 40 gallon electric tank located on the crawl space of home, and is 21 years of age which is well outside of manufacture warranty. I recommended to the h/o to have this existing tank replaced to prevent any future plumbing issues. I presented options to have this done, and the h/o elected to wait on replacement for now. Recommendation: I suggest replacing the 40 gallon electric water heater located in crawl space of home along with all code required items to help fix/prevent any future plumbing issues. Job Notes:**This is a HCC member, and there are no charges for todays visit** Job Status: Complete Estimates: Ready to send
Called out for leak in guest bathroom
CUSTOMER STATED: possible leak near master bathroom TECHNICIAN NOTES; came out today for diagnosis while out on site found area is possibly leaking due to grouting issues around the shower area of the home . RESOLUTION: no further estimates needed no pipes running through that side of wall and did not further diagnose due to it not being plumbing related explained if I had to cut holes I’d have to charge diagnostics. JOBSTATUS: completed diagnosis grout issues and tile
Customer stated: running out of hot water Technician notes: upon inspection, home has 5 full bathrooms and there is 5 people currently living In the home. Home has a 50 gallon natural gas water heater that is 12 years old. Water heater is working as it should and there is no mechanical failure at this time, I believe this to be a capacity issue, provided customer with replacement estimates, does not want to move forward at this time. Showed today for a customer leak on the second floor. Leak was coming from the whasher machine. Overflowing There’s no piping leaking or drainage leak. We also diagnose that he had hight water pressure. This may be the reason whasher was no working properly. Because we tested. With the high water pressure and it was normally working we told customer that he needs to pay attention when he is doing laundry. Today we replaced prv and. Kitchen faucet cartridge. Job completed. Also needs estimate to replace water heater. Gas Line is going to be on the way and the door
Customer Stated: They had water backing up in the master bathroom, and it started leaking in the basement as well. Tech Notes: Upon inspection I found that this master bath is located on the main level of home, and is backing up in both the shower/toilet. I also found that there os water leaking from underneath in exposed basement right beneath the toilet itself. I let the h/o know I would need to pull the toilet, and run my snake cable machine down the line to help clear the clog. I also let him know it would be worth it to have a camera inspection done for this drain line as well to further diagnose. I presented options to have both of these done, and the h/o elected to move forward with repairs. Resolution: I was able to successfully clear the clog with snake machine, hot during snaking I felt a foreign object in the line that I was unable to clear. I ran the camera down the drain line, and found a piece of tile stuck inside the pvc piping. I let the h/o know I would cut out se
CM 04/25/2024 Customer stated: they wanted their water heater flushed but also had pipe on the exterior of the home dripping water. Tech notes: called out today to perform a water heater flush and look at a leaking pipe. While on site I found the t&p line coming from the water heater was dripping onto the rear patio. Further investigating I found the 5 gallon thermal expansion tank has failed and the prv has failed as causing water pressure to read 120 psi. I did not perform water heater flush due to the mechanical failures on code required items on the water heater. The water heaters are located in the utility closet in the basement with plenty of access and room to work in. Resolution: customer and I agreed that we will perform the water heater flush once customer has signed off on estimate to perform work. We will be replacing 2 t&p valves (one on each heater), the 5 gallon expansion tank above the water heater, and the prv. All is located in the basement. Home owner will also be

4/24/24 Job notes : CUSTOMER STATED : Toilet in hall bathroom on main level leaks and basement toilet is not secured properly. TECHNICIAN NOTES : Out to the residence today for a toilet in the full other bath in the main level that constantly runs and for the toilet in the full basement bathroom that is not fully secured. After investigating, toilet on main level has a defective Kohler flush seal and basement toilet needs to be pulled to inspect closet flange. Once basement toilet was pulled we found the existing flange was not installed properly which has caused the closet bolt connection to come loose. Customer opted for us to replaced glue in flange for additional costs while on site. RESOLUTION : Replaced Kohler flush valve seal for toilet on main level and replaced closet flange for basement toilet. All repairs have been properly tested for functions and are currently showing no concerns at this point in time. Both toilets that have been worked on can be used as needed.
Technician cannot flush out customers, water heater based on the age of the unit being nine years old. Customer is interested in the hybrid heat pump by Renai and technician will get with supervisors to create proper estimate.
