CM 05/03/2024 Customer stated: they wanted their annual plumbing inspection: Tech notes: called out today to perform an annual plumbing inspection. While on site I started off with the water heater in the garage and worked my way to the master bathroom. Resolution: after completing the inspection, I found no issue in the home. Technician could not complete work today due to tenant not being aware of us coming out to fix the pipe his landlord who let him know we were coming this morning. Tenant needs to go pick up his father at the airport at 2 PM today, he does not feel comfortable, leaving technician alone inside of home. Customer also has main water shut off that needs to be replaced due to the excessive corrosion technician cannot use shut off to turn off house, water meter is located on the street past the property line in front of the neighbors home to the left. Neighbors meter is about 8 feet to the left of their meter closer to the neighbors driveway. Pipe above kitchen sink will need to be repaired by senior technician and possibly a helper due to the location of the pipe after the main shut off and regulator have been replaced. Technician notes: performed annual whole house plumbing inspection on 5 bathroom home. The water heater is located in the basement mechanical room and is a 2 year old 50 gallon rheem natural gas heater, all is performing properly at this time. The main shut off and prv are located in the basement access panel on the wall, pressure during today’s visit was 60 psi. The house has an assortment of brands throughout the house that include moen, delta, toto and American standard. The customer is planning a small remodel of the master bathroom. Customer stated they had brown water coming from there faucets in the basement bathroom in the bubble vanity Upon inspection found three angel stops to be dripping and rusty And rust spots on the floor checked water presser and water presser was 110 psi or more Called hsa Has only approved the replacement of the Prv and the diagnostic charge Customer is responsible for the other 90 $ for the angel stops we replaced Due to it being secondary damage Shut down water to the house and replaced the Prv And customer accepted the price for the out of pock charge to replace the angel stops While water was shut down for the house we also replace three angel stops two on the left vanity and one on the hot side on the right vanity Turned water back on and checked for leaks There are no leaks at this time Clean up work area Job is compleat Collecting payment for the out of pocket cost on site Ready to send Autho 470crsi for the Prv only

Customer stated that city sent her letter saying that she is using double the amount of water that is normal, technician came out today. Found that there is no active leakage confirmed by the digital water meter reading 0 gallons per minute, flowing through the meter itself.

Technician notes: water heater is a rheem 50 gallon natural gas that is 7 years old. Water heater is up to code and overall is in good condition. Did not preform the flush due to the water heater being outside of manufacture warranty. Customer stated: toilet above kitchen sink is leaking Technician notes: upon inspection found water damage in ceiling above kitchen sink, cut open ceiling and found 3/4 copper line leaking.
