The homeowner complaint is they are seeing water leak from the water heater We found that there is water leaking from the tank and coming out around the drain valve. The water heater is not covered by constellation. Water heater is not leaking, Leak is coming from the HVAC unit next to the heater and will need a professional HVAC technician to properly diagnose the cause of failure technician today. Use gas sniffer on all visible plumbing related and gas fittings and found no gas leak presenting itself today.

Customer/ Tenant States: The ceiling in the main level master bathroom is falling down. There is a leak under the kitchen sink. Technician Notes: Out today to look into issue with the ceiling falling apart in the master bathroom and a leak under the sink in the kitchen. Popcorn ceiling is peeling off master bathroom ceiling due to moisture/ humidity when taking a shower. All plumbing above this area was tested without issue. Popcorn ceiling texture was put on very lightly and the humidity is causing it to drop. Leak under the kitchen sink is coming from the drain assembly falling apart. Loose connections/ missing washers. Resolution: Advised tenant to use the exhaust fan while showering to help remediate humidity/ moisture in the bathroom when showering. Customer stated: upstairs bathtub is leaking to basement bathroom ceiling and upstairs bathroom ceiling has water leaking through it. Technician notes: upon inspection and multiple testing of all plumbing in house was unable to recreate either leak, there is no plumbing above upstairs bathroom and it was not raining when leak appeared. Unable to recreate any leaks at this time, advised customer to use bathtub normal and call back if leaks appear again. MGP notes: please bill accordingly. Job status: complete

Customer stated kitchen sink is leaking Found kitchen sink leaking from both basket strainer. Both basket strainers look to have been replaced recently but are missing the paper and rubber gaskets that go on the bottom side of the basket strainer causing the, to leak. Fully disassembled the drain assembly below the sink and Replaced both basket strainers and tested everything. Job is completed.

Customer stated at time of appointment that there was a leak coming from the pipes down into the laundry room as technician inspected. He found that there is multiple leaks coming from multiple different points of the cast-iron branch. Due to the amount of rust corrosion on the cast-iron we highly recommend to cut out every bit of the cast-iron that’s visible and replaced with PVC to repair all of the leaks at once.

Tenant States: Water leaking out the side of the home. Technician Notes: Determined leak coming from the side of the home is the relief line coming from the T&P. 2023 Rheem water heater located in attic has a T&P that is pushing water through due to high pressure. T&P will need replaced. Measured pressure at 180psi, which is dangerously high. PRV located in the garage needs replaced in order to regulate water pressure down to a manageable pressure for the home. Resolution: Replaced the PRV located in the garage. Installed a new Wilkins double union 3/4” PRV. Old PRV had to be cut out due to how it was installed and the bonding compound used on the threads. Set pressure to 60psi and tested for leaks. Replaced the T&P on the 2023 Rheem water heater in the attic. Restored water and tested for leaks/ proper function. Job Notes: Sewer clean out located under front porch. Job Status: Complete. CUSTOMER STATED: Water heater is leaking. TECHNICIAN NOTES: Out to the residence today for the concern of a 50 gallon natural gas water heater in the basement leaking from the base. Existing water heater was manufactured in 1999. After discussing options with customer, she felt as it was best to replace existing pressure regulating valve and leaking water heater located in basement. RESOLUTION/RECOMMENDATIONS: Sold service estimate to replace existing pressure regulating valve and to install a new 50 gallon natural gas water heater with all new code required items. New pressure regulating valve and water heater system is basement is currently fully pressurized and is showing no further concerns at this point in time.
