Completed customers water heater, flush as part of home care club membership. Checked water refresher to find everything working as normal and tighten a pack as a the customer on said faucet.

Customer noticed buckling in front of her kitchen cabinets on the hardwood floor. Technician attempted to diagnose where the leak was coming from but at this time of appointment there is no active leak technician checked underneath the dishwasher and icemaker to find that it is completely dusty and there is no evidence of any water leak recently. Customer stated that there was a previous leak with the icemaker a while back which could be the cause of leak at this time. Technician advised customer to keep their eye on it, and if it gets worse for us to reevaluate on return trip. Upon trying to check water pressure on only unregulated pressure valve and we found that the vacuum breaker is broken and needs to be replaced. Customer would like estimate for us to replace on a later date.

Customer stated: Toilet is loose and running all the time. Customer also had a dishwasher leak Technician notes: Out today, upon inspection customer needs a new flange and flapper on the toilet in one of the tenets in building 200. After pulling the toilet, flange had broken off at some point causing the toilet to not be secure. The flapper on the toilet was water logged due to old age. The dishwasher that is leaking is commercial grade, advised customer to contact a commercial appliance guy to repair it. Resolution: Busted out remains of old flange that broke and Installed a new offset flange and new flapper on toilet. Checked and tested for leaks. Everything is working as it should at this time. CUSTOMER STATED: They were having low pressure through out the home, and were told that this could be due to the water heater not functioning properly. TECHNICIAN NOTES: Upon inspection, I found that this is a GE 50 gallon natural gas water heater located in the basement of home, and is 11 years of age which is outside of manufacturing warranty. I found no mechanical/plumbing failures for this tank on today’s visit. I did find that the master bathroom had low pressure for the faucet, and Roman standalone tub. While on site, I checked whole home water pressure, and received a reading of 120 psi, which is outside of state code regulations. I let the homeowner know that she will need to submit a separate work order to have the PRV further diagnosed. I was unable to locate the PRV on today’s visit. I believe it is located in the basement, but due to furniture and clothing I was unable to access the location for it. RESOLUTION/RECOMMENDATIONS: The homeowner will need to submit a

This is a complementary estimate to have the existing failed PRV located in garage of home replaced with brand new PRV to help fix/prevent any future plumbing issues along with pressure issue. **RETURN TRIP FOR SOLD ESTIMATE/GIO NOTES 3-22-2024** Resolution: I was able to successfully remove the existing failed single chamber Zurn/Wilkins PRV located in the garage of home, and replace with brand new valve to help regulate whole home water pressure, and prevent any secondary damages throughout the fixtures within the home. I fully pressurized the whole home with no leaks or pressure issues from PRV, and tested whole home water pressure with a reading of 55 psi. There are no further plumbing issues at this time. Out today to perform annual home inspection as apart of our HCC membership. Customer has had a lot of remodeling work done through the years. Found a couple issues in the basement bathroom, customer is handling these issues. Main concern would be the pressure measuring at 120psi off of the rear hose bib. Customer has been made aware of this issue in the past and is not interested in resolving this issue at this time. All else is checking out alright in the home at this time. Job Status: Complete. Customer States: Leak coming from copper pipe in the basement. Technician Notes: Out today to look into issue with a pinhole leak coming from a 3/4” copper pipe in the basement paint room. Drop ceiling open access. Will have to cut out section of pipe and replace. Resolution: Installed new 24” section of 3/4” PEX piping in place of copper. Restored water to home and tested for proper function. Job Notes: Unable to locate exterior sewer clean out. Job Status: Complete. Estimates: Good to send.
