CUSTOMER STATED: The customer has a leaking hose bib. TECHNICIAN NOTES: The technician confirmed the leak on the hose bib line. RESOLUTION: The technician cut the old hose bib and installed the new one.
CUSTOMER STATED:homeowner want the home inspection TECHNICIAN NOTES:I performed the home plumbing inspection RESOLUTION:the only thing of concern from the homeowner is the kitchen faucet she sees water on the counter top but when I tested I saw no leak but I told her we would send estimates to replace the faucet if she decided to do so
Costumer stated: The upstairs secondary bathroom was clogged. Technician notes: After inspecting the toilet, the Technician found that the house was currently 4 years old and the toilet would back up immediately after flushing and would drain down slowly. Resolution: Home owner agreed to using the toilet auger to clear the soft clog. After running the toilet auger the Technician was able to clear the soft clog. The Technician tested the toilet multiple times and found no leaks or drips at this time.
CUSTOMER STATED: called out for leak under kitchen sink. TECHNICIAN NOTES: found leak coming from tubular drain and saddle fitting. RESOLUTION: Replaced tubular drain assembly and eliminated saddle fitting. Water is on and tested with no further leaks or issues at this time.
CUSTOMER STATED: Exterior hose bib on left side of home was leaking. TECHNICIAN NOTES: This is run in 1/2 inch CPVC through the crawl space with easily accessible shut off. RESOLUTION: Discussed options of repair and replace with homeowner, he decided to replace. We will remove existing hose spigot and replace with new.
CUSTOMER STATED: There is a leak in the cabinet under the kitchen sink. TECHNICIAN NOTES:I found that the leak is coming from the tubular nut where it connects to the garbage disposal I found that the p-trap was clogged by egg shells. RESOLUTION: Remove the egg shells from the p-trap.
CUSTOMER STATED: Water is not getting hot/ hot enough for liking. TECHNICIAN NOTES: Customer has a 2 year old 50 gallon electric A.O. Smith water heater in the garage. Also has a resirc pump. Looked over system and found no mechanical issues with tank or resirc. However, I did find that temp setting was set to the lowest setting on the upper and lower thermostat. Tested both upper and lower thermostat. RESOLUTION: Increased temperature on upper and lower thermostat. Return line and outlet are now hot to the touch. Tested without issue. Customer agrees temperature is where it should be.
CUSTOMER STATED: Water started flowing out of a pipe on the side of her house flooding the neighbors yard TECHNICIAN NOTES: I found that water had flooded the neighbors yard and that the pressure was 140psi RESOLUTION: Replace the prv and the t&p Valve on water heater Tested with no issues or leaks
CUSTOMER STATED: Customer needed drain pipes moved. TECHNICIAN NOTES: Found better placement for 2" and 3" drain pipes. RESOLUTION: Relocated the drainage pipes and no more flow issues.
Customer stated Sewage ejection pump is not turning on Technician notes Pump serves basement laundry room and is an above the floor unit. Upon inspection we found that the homeowner had recently replaced the pump with a different style and the float needed to be shortened. Resolution Discussed with homeowner that we would shorten the float but that he may still encounter issues with this style pump in a smaller above floor basin. We made two attempts to adjust float but have come to the conclusion that there is not enough room for this style pump on this basin.
CUSTOMER STATED: issue with master bathroom shower temperature TECHNICIAN NOTES: needing to replace thermostatic cartridge in master bathroom shower RESOLUTION: Replaced thermostatic cartridge in master bathroom shower. Water is on and tested with no further issues at this time.
CUSTOMER STATED: His disposal under kitchen sink is leaking. He purchased a new disposal to replace. TECHNICIAN NOTES: Customer purchased a new Badger 5 1/2hp disposal to be installed due to old one leaking. RESOLUTION: Installed new disposal. Tested for proper function and leaks. Home is 8 years old. Customer has nothing else going on at this time.
CUSTOMER STATED: His 10 year old 40 gallon natural gas water heater is leaking at the base. TECHNICIAN NOTES: Out to house today for an estimate to install a new 40 gallon natural gas water heater. Unis is currently 10 years old located in the basement and has developed an internal leak. There is no thermal expansion tank as one is required by code. RESOLUTION: No work was done today as home owner had a previous quote of $1,250 for replacement. I did mention to homeowner we would price match for a licensed and insured contractor with a word for word estimate.
CUSTOMER STATED: Needs to move the drain pipe in the basement. TECHNICIAN NOTES: 2" and 3" drain in basement needs to be relocated. RESOLUTION: Customer needed estimate to relocate a 2" and 3" drain in basement for piers to be installed. Estimate was provided to customer to complete work.
CUSTOMER STATED: Toilet was stopped up and water was coming up through Lavatory. TECHNICIAN NOTES: Arrived on site found toilet appeared to be stopped up but none came out of lavatory. Pulled toilet and ran camera found remnants of paper towels down line approximately 70 feet down found belly and evidence the stoppage was there but cleared by itself. RESOLUTION: Showed customer the pictures of the line.
CUSTOMER STATED: The customer had drainage issues. TECHNICIAN NOTES: The technician found a clog in the kitchen drain. RESOLUTION: Technician ran the hydro-jet machine to clear the line of the clog.
CUSTOMER STATED: Estimate Sold TECHNICIAN NOTES: Completed work agreed on estimate. RESOLUTION: Repaired waste assembly on upstairs tub.
CUSTOMER STATED: He broke the hose faucet trying to take it loose. TECHNICIAN NOTES: Found hose faucet copper pipe bent due to the customer trying to loosen. RESOLUTION: Replaced shut off for hose faucet as well as a hose bib, tested with no further leaks or issues.
CUSTOMER STATED: The toilet is running constantly TECHNICIAN NOTES: Called out due to the customer having a flush mate Kohler toilet running constantly, found that the customer needs a new bladder for the toilet. RESOLUTION: We will be ordering a new bladder and will be returning to install the part.
CUSTOMER STATED: Return trip for estimate sold. TECHNICIAN NOTES: Once we arrived we found the leak not to be coming from the shower but from the master vanities. Additionally we went to install the customer supplied dishwasher and found that there was no supply shut off available. RESOLUTION: We replaced the leaking 2 inch PVC drain section and amended the invoice to reflect no shower drain. We discussed findings of no supply for the dishwasher and pricing options to add the shut off. Homeowner agreed and we moved forward.
CUSTOMER STATED: Needing a toilet replaced. TECHNICIAN NOTES: Came out to the house and changed out the upstairs guest bathroom toilet with the home owner supplied toilet. No additional repairs needed RESOLUTION: Changed out the upstairs guest bathroom toilet with the home owner supplied comfort height white elongated toilet. Water is on and tested with no further leaks or issues at this time.
CUSTOMER STATED: They were having a leak in the basement ceiling. TECHNICIAN NOTES: I found there was a wet spot in the basement ceiling It is under the shower I found that the shower drain has had several different repairs over time and it appears that the shower drain is the item causing the leak. RESOLUTION: Remove the current shower drain and install a new shower drain with a trap and 3 feet of pipe.
CUSTOMER STATED: Wanted a new toilet installed provided by home owner, new ice maker line and box installed and to repair the leak in the crawl space. TECHNICIAN NOTES: Out house today to install new customer supplied toilet along with repair a small leak in the crawl space, and install new water line to a new ice maker box behind the refrigerator. RESOLUTION: After installation of all new items and the leak repaired I tested multiple times and found no leaks or drips at this time.
CUSTOMER STATED: Smells a strange mildew smell coming from the basement and the water in the home isn't hot enough. TECHNICIAN NOTES: Tech found that the tandem 50 gallon heaters built in 2014 were set to the lowest heat setting and I did not locate any leaks in basement at time of visit. RESOLUTION: Tech advised customer they are able to set the temperature on the water heaters higher and to wait 2 hours after they do so. Customer will need to get a remediation company out to diagnose the smell. Tech confirmed the smell is not plumbing related.
CUSTOMER STATED: That the toilets flush slow. TECHNICIAN NOTES: The powder bath and upstairs guest bathroom type of toilets will have a slower flush compared to the type in the master bath. The pressure in the home today was 135 and I informed the customer that this is due to a failed PRV and this will need to be replaced as soon as possible. RESOLUTION: If the flushing issue becomes worse I discussed with the customer that they will need to get them replaced. I had expressed that the high pressure is a serious issue and I created an estimate for the customer for future work to be done due to the customer not wanting it done today.
