Out today to address tenant concerns of exterior water leak. Upon inspection I found a small amount of water on the house side of the meter. I was able to excavate and locate the leak on 3/4 inch per. It appears to have been the supply line the builder used before the home was plumbed. I removed the damaged section and capped. I knocked and rang bell to apprise tenant of my arrival and departure with no answer so I am unable to verify that there are no additional issues on the interior. The exterior leak has been fixed. Showed today for couple items. On the job. 1. Was to straight the island countertop also the base for it is no straight so did what we could do on it, 2 sink on the first level. Half bathroom was clogged with paint and plumbers putty. Clean it and draining good, 3 was the the broken string this was for the blinds. The string come out of the candle drum Put it back and working properly 3 outside ceiling on one corner was dropping down . Solution was to push it up and screw it back on place Job complete

CUSTOMER STATED : water leaking through the garage TECHNICIAN NOTES : Out to the property today to rediagnose a leak appearing in the garage of the home coming from the soaking tub in the upstairs master bathroom. On previous trip the technician replaced the tub drain assembly and found a “crack” in the tub. While on site today I ran water in the soaking tub for 10 minutes and filled the tub up half way. I found no signs of a crack in the tub. After running water for 10 minutes I was unable to get water to drip in the garage directly below. I have cut a 4x16 hole to inspect the waste and over flow assembly. After cutting a hole, that Is where I saw water coming from the waste and overflow. Existing waste and overflow is glued in above the floor and has a threaded waste and over flow cap that has been broken and tried to be repaired by another person. I recommend cutting the waste and overflow piping above the pvc 45 and replace a section of pipe and the overflow assembly.

Customer stated: has a leak showing up in garage ceiling coming from MB tub Tech notes : I cut 3 holes in ceiling in garage chasing the leak. There was thick water spots all over the ceiling so it was hard to tell exactly what was leaking at first I thought there was 2 separate leaks. But I finally found the pipe coming down from the tub. I noticed that it only leaks when tub is stopped up so I thought it just needed to be re sealed. I removed the tub drain and noticed a small crack in the tub under the lip of the tub drain. Resolution: I applied lots of puddy to see if I could get it to seal the small crack in the tub but it didn’t work it still leaked after trying that. I’m not sure what resi pro wants to do as far as repairs go. They could either get a tub repair guy out here or have us install a new one but this tub is only about 2 years old so I don’t think they’ll want to get a whole new tub. We will either need to cut a hole in floor from the bottom to see what’s going on bu

Customer stated: drain needs to be knocked out for washer box Tech notes: I was able to knock out the cap and hook up the washer and dryer vent. The cord for the dryer didn’t fit the outlet I let her know she can go to Home Depot and find an adapter for it that just plugs right in. Resolution: after bust out the cap and hooking up washer and dryer we tested the washer to make sure it drains and it’s working fine at this time. Mgp notes: built estimate for work done today. I just added a couple of miscellaneous repairs one for knocking out the cap (cheaper one) and one for hooking up washer and dryer. Was only able to hook up vent on dryer the plug was different from the outlet.
