The tenants complaint when we arrived today was that the hot water started working but that the showers and he Roman tub when you turn them on for hot water only cold comes out We tested and found that the showers and the tub the hot and cold are backwards The guest bathroom shower is backwards because the handle was installed upside down After testing the master bathroom we believe that the hot and cold lines were swapped at some point in time because the hose bib on the outside wall of the house next to the master bathroom has hot water coming out of it My recommendation is to cut into the wall and find where the lines are and swap them back We did remove the handle and reinstall properly on the guest bathroom shower and that fixed the issue Job not completed Estimates built and ready No visible clean out
The homeowner wanted the home plumbing inspection And asked us to look at a couple of things specifically We performed the home plumbing inspection Found most things are ok We did find that the shut off for the guest bathroom on the 2nd floor is leaking We then found that the master bathroom sink is very slow to drain and has the accordion piping and that seems to be packed with stuff The garbage disposal is old and it was stuck and not spinning While testing it freeed itself it does work but it is very old the dish washer is leaking out of the door and when tested the drain pump is not turning on Replace the shut off valve in guest bathroom on 2nd floor for the toilet Replace the tubular in the master bathroom sink cabinet Job completed
Customers tub faucet was not turning on due to the handle, adapter, not being in the right configuration. Technician removed handle and adjusted the handle adapter to resolve the issue.. Upon checking wire pressure technician found that the water pressure was at 130 psi, which is more than double the recommended pressure and technician replaced the pressure regulating valve and main water shut off to resolve the issue.
The homeowner complaint is that when they use the master bathroom shower They see water dripping from the vent in the ceiling below We found that the sheet rock by the vent shows some water damage We tested the shower with no signs of water We then cut the ceiling next to the vent and with the shower running Looked to see if there are any leaks and no leaks showed up anywhere We did find a spot in the shower pan that is chipped and a hair line crack going away from the chipped spot We found no active leak My recommendation would be to have the shower reglazed or replaced Job completed No estimates needed No visible clean out on septic

Customers tubular is leaking due to an improper installation by previous contractor. Technician had to replace two different pieces of tubular and the P-trap to resolve the issue. Checking customers water pressure we found that the pressure of the home is 120 psi with the original pressure regulating valve, And found that the 5 gallon expansion tank is full of water, causing the copper and Cpvc To bend. Cannot replace expansion tank without major pipe modifications, and the replacement of the water heater due to excessive corrosion on all the Copper fittings. We will need to completely replace the water heater to be able to replace the expansion tank and will need to completely rework the CVC and properly secure it to the wall in order To prevent any catastrophic damage Caused by the pipe, busting or freezing due to the Temperature inside the garage not being insulated.
