Out today for a whole home clog. When I arrived I found that the main exterior clean out in front of the garage was holding water and had backed up into the home. Using my sewer machine I was able to relieve the back up and verified by flushing both toilets multiple times as well as running the two tubs. The clean out sits at the front right side of the home and is roughly 18 inches deep at the clean out. The right side of the property has an abundance of trees and roots could be the cause of the issue but without a camera I am u able to say for sure. The prudent course of action would be to return with a camera (all accessible externally) and perform an inspection to properly diagnose and offer repair/replace options. Customer States: Water pressure in upstairs master bathroom shower is low. Technician Notes: Out today to look into potential issue with upstairs master bathroom shower. Shower has low flow. Not enough pressure to divert water up to the shower head. New construction home. Pfister brand newer style cartridge. Turned water off and pulled cartridge to inspect. Found heavy debris build up on the back end of the cartridge, cleaned debris and reinstalled cartridge. Water is now flowing properly. Upon further inspection I found that the valve was installed upside down in the wall. The wall behind this shower is dead space. No access behind tub wall. In order to install the valve properly access would need to be made through the tub and a smitty plate would need installed. The shower still does operate, but the hot and cold are backwards. This is a labor intensive job to flip the valve. Resolution: Tested shower for proper flow. Created estimate for shower valve to be flipped. Job Status:

Customer stated: water would go cold in fixtures when another fixture was turned on. Technician notes: upon inspection found a two year old AO Smith electric water heater, the thermostats were both set on 140 degrees. Both elements and thermostats passed testing so the water heater was ruled out of being the cause, did more trouble shooting and found a hose bib shut off under kitchen sink that was open, closed valve and the hose bibs still had water but the problem with fixtures going cold was solved,I believe the hose bib shut was accidentally tied into a hot line instead of the shut off. All plumbing fixtures are working properly at this time. MGP notes: please bill accordingly Estimate: no further needed Job status: complete

Out today to address two concerns for the tenant. First was no hot water in master bath shower. Upon inspection I found a moen posi temp cartridge that was not letting any hot water flow. I changed the cartridge and is now functioning properly. Second was the second floor full bath in the hallway. Tenant stated it was causing a leak into the kitchen below. Tenant also stated that the tub spout had fallen off and once they pushed it back on that was when the leak started. I found that when diverted to the shower bc the spout was not sealed properly it was allowing water out the back of the spout into the wall causing the leak. I replaced the tub spout with diverted and it is now functioning properly Job complete Please bill out.

Out today for return trip with tenant concern of water meter consistently running. Please note the lockbox mentioned in the previous notes that hold the key to the crawlspace door are located on the right hand side of the garage Once I get entrance to the crawlspace, I was able to examine all of the three-quarter and half inch see PVC piping below found no signs of an active leak throughout the crawlspace. I was able to isolate the house using the main shut off, located in the crawlspace once I isolated the house and drained it down to confirm I did find the meter was continuing to spend. Based on my findings, this tells me that we’ve got an exterior leak somewhere between the meter and the whole home shut off located in the crawlspace. We have two options at this point option. One would be leak detection and a spot repair. Option two would be a complete mainline water replacement. It appears that the waterline is run through a heavily wooded section of the front yard along the left

Out today to address tenant concern of full hallway, bathroom, tub, shower combo only having hot water This is our second trip out and on the first time we replaced a Presure balance, single handle cartridge. This did not correct the issue. Upon further inspection today and isolating, hot water versus cold water, I was able to determine that this valve is piped backwards, hot into the cold side and vice versa. I discussed my findings with Jeremiah, the property manager, and this home is still under builders warranty. He will be contacting the builder to make any additional repairs. Job complete
