CUSTOMER STATED: They were having water leaking in the garage area of home, and thought it was from the water heater. TECHNICIAN NOTES: Upon inspection I found that this is a Rheem 40 gallon natural gas water heater located in the garage of home, and is 1 year of age which is still within the manufacturer warranty. I found that this unit has no mechanical failures, and is functioning properly. I found the leak is actually coming from the pressure regulating valve (PRV), and while on site I received a pressure reading of 130 pounds per square inch (psi) which is well outside of state code regulations. I let tenant know I would need to replace the existing PRV to help fix/prevent future plumbing issues. RESOLUTION/RECOMMENDATIONS: I was able to successfully remove the existing failed PRV, and replace with new PRV along with making pipe modifications with no issues or further leaks.
