Came to do an annual inspection. Answered ALL my questions big and small without brushing me aside or ignoring my concerns! Recent renovation workers hooked up the washer hoses to the wrong pipes and left one of the hoses twisted. Thought I was just paranoid that the washer seemed warm after washing a cold cycle. Robert looked at it and confirmed it was connected backwards. Had it fixed in just a few mins. After dealing with contractors for months after burst pipe damage, this visit actually left me feeling confident in work done.

Out today to perform annual plumbing inspection as a Home Care Club Member benefit. This is a 2 1/2 bath home on a basement built in the early 1980’s. Water heater which appears to be original is a 50 gallon natural gas unit located in the basement, I would recommend replacement of this unit which will also bring it up to current code. The whole home water pressure measured at 90 pounds per square inch (PSI). Code states that this should be between 45 and 80 PSI. I would recommend replacing the existing pressure reducing valve (PRV) to bring pressure back within code so it is not putting undo stress on the plumbing system of the home. The powder bath had a toilet that was running which we addressed by replacing the flush gasket. Those were the only areas of concern today other than the overall age of the system. Job complete PleAre forward estimates.

CUSTOMER STATED: Toilet will consistently run TECHNICIAN NOTES: Two piece round front American standard toilet located in the first floor powder bath with turtle shell flush valve. RESOLUTION: Performed due test and was able to determine that the flush valve and gasket assembly were leaking. Replaced and tested for proper function. There is a slow leak resulting in the toilet having to refill approximately every 15-20 minutes.

Called out to assess and put together an estimate to add a shower to an upstairs guest bathroom in an office building and add a outside faucet or yard hydrant on the side of the building to an exsisting 1/2” PVC water line that has been exposed.

This is a complimentary estimate to have the existing Whirlpool 40 gallon natural gas water heater replaced with new 40 gallon tank, and all code required items to help fix/prevent any future plumbing. Customer stated- return out to install water heater Technician notes- 40 gallon nat gas leaking in basement needing replaced. Resolution- installed new 40 nat gas and tested with no leaks or issues at this time.

Customer Stated: They were having leaks show up in the living room ceiling. Tech Notes: Upon inspection I found that there were visual signs of water damage located in the living room of home. I let home owner know I would need to cut into the drywall in order to further diagnose. I let home owner know that in order for me to cut into drywall this would be covered through AHS. After cutting into the drywall I found that the tub, and drain/overflow was leaking. I let home owner know this would not be covered through AHS, and would be an out of pocket expense. I gave him options on having this repair made. The land lord elected to move forward with replacement, and membership program. Resolution: We will need to replace the existing tub drain, and over flow in order to fix the current leak, and prevent any future plumbing issues. Customer Stated: He had a plumber come out recently for diagnostic, and previous plumber found that there was a crack in the cast iron piping. He was told this would need to be replaced. Tech Notes: Upon inspection I found that this is old cast iron piping located in the basement of home. I had to run the washing machine, main level kitchen faucet, and dish washer for about 15 mins before I could find any signs of leaking. The leaking was not coming from the cast iron it was coming from the cement foundation. I let home owner know this is probably due to either a crack, belly, or roots in the cast iron piping further down the line. I let home owner know that because this would be a repair outside of the foundation it would not be covered through AHS, and would be an out of pocket expense. I also let him know that I would need to sit down with field supervisor to further discuss proper repair, and estimate. I let him know we will need to camera the line before making any repairs. Reso
