CUSTOMER STATED: they had a leaking water heater. TECHNICIAN NOTES: called out today to look at a leaking water heater. While on site I found the water heater in the basement, is the one on the right, is leaking. Home owner also stated she had to leave in 10 minutes and she had toilets that will constantly run. The 5 gallon thermal expansion tank behind the 2 50 gallon water heaters is full of water and causing the pipe to sag and is a possible risk of leaking. All these are signs of high water pressure. I tested water pressure and find it at 100 psi meaning the pressure regulating valve has failed causing high water pressure. RESOLUTION/RECOMMENDATIONS: I recommend replacing the prv, both 50 gallon water heaters and all code required items. JOB NOTES: home owner had to leave before I was able to replace prv. CUSTOMER STATED:**ANNUAL WHOLE HOME PLUMBING INSPECTION** TECHNICIAN NOTES: Upon inspection I found that most of the fixtures through out the home have either been replaced or upgraded. I did find that the water heater is reaching the end of its life cycle, and recommended replacement to help prevent any future plumbing issues. I did find that the two upstairs elongated toilets have a very low flush power, and the h/o stated he was interested in replacing both, just not right now. Overall everything through out the home is in good condition, up to code, and functioning properly. RESOLUTION/RECOMMENDATIONS: I would recommend replacing the water heater located in the basement of home with brand new tank, and all code required items along with replacing the toilets located in the two guest bathrooms upstairs to help fix/prevent any future plumbing issues. The prv was reading 81-83psi which is extremely high. Water pressure in Georgia is between 40-80psi. Prv is a watts 25 aub and is located in the basement.
