Technician notes: We arrived and spoke with the customer to start the inspection. The downstairs half bath fixtures were tested. There was no signs of leaks and functionality is normal. The master bathroom fixtures were tested, no leaks or signs of damage and all fixtures functioning normally. The upstairs bathrooms fixtures were tested. No leaks or signs of damage were found and functionality is normal. The client asked about the upstairs hallway lavatory having a “squeak”. We found that the sound was just the valve starting to open and the resistance on the handle is likely a small amount of corrosion in the cartridge. During the inspection we noticed that there was a puddle to the right of the water heater. Closer inspection revealed that the heater is leaking from the bottom due to age/corrosion. This heater will need to be replaced. An estimate will be sent to the customer for approval. The heater is located on the left side of the garage behind double doors. The heater is a 50

The kitchen fixtures and disposal are functioning normally. The side-sink next to the coffee bar is functioning normally and no indication of leaks. The guest bathroom is functioning normally and no signs of leaks. Upstairs the master bathroom has a double vanity, double sprayer walk-in shower and toilet. All were functioning normally with no signs of leaks. The guest bathroom is fixtures are functioning normally with no signs of leaks. Resolution/Recommendations: I completed the annual inspection which consists of us inspecting all plumbing fixtures in the home. After inspecting and testing everything I was unable to locate any leaks or drips with everything functioning properly as should.

08/30/2024 Customer stated: out today to perform complementary water heater flush for member. Technician notes : upon inspection of lowboy 50 gallon water heater in crawlspace of home I saw it was a 13 year-old heater out of manufacturer warranty. Inform customer, we could not perform flush today due to age of the water heater.. Resolution/recommendations: recommend replacing 50 gallon lowboy water heater in crawlspace with new tankless Rinnai sensei water heater . Customer would like tankless unit in laundry room or on exterior wall outside of crawlspace. Job notes : please send customer estimate for replacement of 50 gallon lowboy and estimate to replace existing water heater with a tankless unit, Also built estimate to install a customer supplied toilet when customer is ready. Job status: job complete no payment due at this time.

Customer call about leak on garage ceiling I find a multiple crack on tub I recommend the customer to replace the tub I can’t give estimate now because he is not sure if he going back to a tub or shower
